Understanding land transfer tax in the GTA

Every home buyer in Ontario pays a provincial land transfer tax when the property changes hands. The tax is tiered, so higher-priced homes are taxed at higher marginal rates. If the property sits inside the City of Toronto, a second municipal land transfer tax applies at essentially the same rates — effectively doubling the bill compared with buying in the 905.

First-time buyers can claw back some of that cost. Ontario offers a rebate of up to $4,000, and Toronto adds a municipal rebate of up to $4,475, for a combined maximum of $8,475. On a first home priced under roughly $368,000 in the 905, the provincial rebate can eliminate the tax entirely.

Because land transfer tax is due in cash on closing and can’t be rolled into your mortgage, it’s essential to budget for it early. Pair this with our closing-costs and mortgage calculators to see the full amount of cash you’ll need.

Frequently asked questions

How much is land transfer tax in Ontario?

Ontario land transfer tax is charged on a sliding scale: 0.5% on the first $55,000, 1.0% up to $250,000, 1.5% up to $400,000, 2.0% up to $2,000,000, and 2.5% on any amount above $2,000,000. For example, an $800,000 home has $12,475 in provincial land transfer tax.

Do I pay extra land transfer tax in Toronto?

Yes. If the property is within the City of Toronto you pay a municipal land transfer tax on top of the provincial one, at essentially the same base rates — so buyers in Toronto effectively pay it twice. Since 2024, Toronto also adds higher luxury tiers on homes above $3 million.

What is the first-time home buyer land transfer tax rebate?

Eligible first-time buyers can receive up to $4,000 back on the Ontario land transfer tax, and if buying in Toronto, up to an additional $4,475 on the municipal tax — a combined rebate of up to $8,475. To qualify you must be 18+, a Canadian citizen or permanent resident, and never have owned a home anywhere in the world.

When is land transfer tax paid?

Land transfer tax is due in full on closing day and is paid by your lawyer as part of your closing costs. It cannot be added to your mortgage, so you need it available in cash along with your down payment.

Is land transfer tax the same across the GTA?

The Ontario provincial land transfer tax applies everywhere in the province. The extra municipal land transfer tax only applies inside the City of Toronto — buyers in Mississauga, Brampton, Vaughan, Markham and the rest of the GTA pay the provincial tax only.
