What closing costs to expect in the GTA
Closing costs are the one-time fees you pay to complete your home purchase, on top of your down payment. Across the GTA they usually total between 1.5% and 4% of the purchase price, with land transfer tax being by far the largest component — especially in Toronto, where a municipal land transfer tax applies on top of the provincial one.
Other typical costs include your lawyer’s fees and disbursements, title insurance, a home inspection (for freehold homes), a lender appraisal, and property tax or utility adjustments that reimburse the seller for amounts they’ve prepaid. If your down payment is under 20%, add the 8% Ontario PST on your CMHC insurance premium, which is paid in cash at closing.
Because these costs can’t be added to your mortgage, budgeting for them early prevents a closing-day surprise. Adjust the inputs above to match your situation and see your true cash-to-close.
Frequently asked questions
How much are closing costs in Ontario?
Closing costs in the GTA typically run about 1.5% to 4% of the purchase price. The biggest single item is land transfer tax, followed by legal fees, title insurance, a home inspection, appraisal, and adjustments. In Toronto, the extra municipal land transfer tax pushes total closing costs toward the higher end of that range.
What is included in closing costs?
The main closing costs are: land transfer tax (provincial, plus municipal in Toronto), lawyer fees and disbursements, title insurance, a home inspection for freehold homes, a property appraisal, the 8% PST on CMHC insurance if your down payment is under 20%, a status certificate for condos, and property tax or utility adjustments to reimburse the seller.
How much cash do I need to close on a home?
You need your down payment plus your closing costs, all available in cash on closing day. This calculator adds them together so you can see the true amount required — for example, on an $850,000 Toronto home with 20% down, that’s your $170,000 down payment plus roughly $30,000 in closing costs.
Can I add closing costs to my mortgage?
Generally no — closing costs such as land transfer tax and legal fees must be paid in cash at closing and cannot be financed into your mortgage. Lenders usually require you to prove you have at least 1.5% of the purchase price set aside for closing costs.
Do first-time buyers pay lower closing costs?
First-time buyers still pay legal fees, title insurance and other costs, but they can claim land transfer tax rebates of up to $4,000 in Ontario and up to $4,475 in Toronto, which meaningfully reduces the largest closing cost. Toggle the first-time buyer option above to see the difference.
