The GTA's 5 Major Tech Corridors
Downtown Toronto (King–Spadina & MaRS District)
Major employers: Google, Shopify, Microsoft, Uber, Wealthsimple, Snap, DoorDash, Reddit
The epicentre. King–Spadina alone houses 500+ tech companies within a 15-minute walk. MaRS Discovery District, at College & University, is Canada's largest urban innovation hub. If you want to be in the thick of it, this is your corridor.
Housing: Condos dominate. 1-bed: $550K–$700K, 2-bed: $750K–$1.1M. Rental: $2,200–$3,200/mo.
Markham & Unionville (Highway 7 Corridor)
Major employers: IBM, AMD, Qualcomm, Huawei, Lenovo, CGI, OpenText
The GTA's "Silicon Valley North." Over 1,500 tech firms cluster along Highway 7 between Woodbine and McCowan. Markham's tech sector generates $18B+ in annual revenue. Great for hardware, semiconductors, and enterprise software.

Mississauga (Airport Corporate Centre & Meadowvale)

Mississauga's tech footprint has exploded since 2020. The Airport Corporate Centre and Meadowvale Business Park offer modern office campuses with strong transit links via the Hurontario LRT (opening 2026) and MiWay bus network.

Kitchener–Waterloo (Tech Triangle)
Major employers: Google, Shopify, BlackBerry QNX, ApplyBoard, Vidyard, Faire
The K-W corridor is 100 km west of Toronto but deserves mention because many GTA tech workers live along the GO Train line and commute 2–3 days/week. The Kitchener GO line runs express to Union Station in ~90 minutes. Housing is 30–40% cheaper than Toronto.

North York (Yonge–Sheppard & Consumers Road)

North York's Yonge–Sheppard intersection is a secondary tech node with excellent subway access (Lines 1 and 4). Consumers Road hosts enterprise tech offices. More affordable than downtown with a suburban-urban hybrid feel.
