How this compares with TRREB's official numbers
The Toronto Regional Real Estate Board (TRREB) publishes its official monthly Market Watch report, usually in the first week of the following month. This HouseIndex report is an independent analysis of the same TRREB MLS® sold records, adding city-by-city and property-type detail.
Our figures will not match TRREB exactly: we cover 21 core GTA municipalities, count each sale in the month it went firm, exclude sales under $100,000 plus vacant land and farms, and use medians rather than averages or TRREB's benchmark (HPI) price. The newest months are recalculated as late-reported sales arrive, so their sales counts rise over the following weeks.
